Ontario has introduced temporary enhanced HST relief for eligible purchasers of qualifying newly constructed homes.
The Ontario Enhanced New Housing Rebate, together with the Ontario New Home Affordability Payment, can provide significant HST relief to qualifying purchasers.
For eligible homes purchased directly from a builder, the amount available depends on the purchase price, transaction, intended use of the home and other eligibility requirements.

Eligible purchasers may receive or be credited up to $80,000 through the Ontario Enhanced New Housing Rebate, depending on the value of the qualifying home.

Ontario Affordability Payment
Eligible purchasers who qualify for the Ontario Enhanced New Housing Rebate may also qualify for an additional payment of up to $50,000.
$1.85 Million
Enhanced Rebate Threshold
The enhanced relief is reduced for qualifying homes above $1.5 million and is not available at $1.85 million or above, although the existing Ontario new housing rebate may still apply.

Buying From Lilac Homes Inc
When you purchase a completed or to-be-built home and land directly from Lilac Homes, the rebate rules applicable to purchasing a new home from a builder may apply.
Building on Your Property
Already own your property? Different rules apply when an individual constructs a new home or hires a builder to construct it on land they own.
For qualifying owner-built homes, construction generally must begin between April 1, 2026 and March 31, 2027, along with additional completion, value and occupancy requirements.
How Lilac Homes Inc Handles the HST on a New Home Purchase
Lilac Homes structures its new-home Agreements of Purchase and Sale with applicable GST/HST included in the purchase price.
Where the purchaser qualifies for applicable new-housing rebates, the Agreement provides for those rebates to be assigned to the Vendor, with the purchaser completing the required rebate documentation.
This means a qualifying rebate may already form part of the purchase and closing calculation. A purchaser should not assume that the same rebate will also be available as a separate payment after closing.
